Filos Stays is run by us, Michael Kimble, CPA, and Ashley Kimble. We run it hands-on: you'll always know who's accountable for your property and how it's performing, and the work is held to standards we set with you up front.
As a real estate agent with Covenant Realty, Michael is your main point of contact. He leads property analysis and strategy, guest experience strategy, listing optimization, dynamic pricing, technology, maintenance oversight, and accounting. Ashley manages day-to-day operational execution including: guest experience, cleaning operations, and the maintenance scheduling and coordination that keeps a property in the condition an owner expects. We've run our own Louisville short-term rentals for years before managing anyone else's, so the way we treat your property is the way we treat ours.

Run by a CPA who spent seven years in public accounting
Before Filos Stays, Michael spent seven years as an auditor and a methodology and innovation manager at a top 10 global accounting and consulting firm. That's an unusual background for someone running short-term rentals, and it shows up in two places at once: how carefully the property is run for your guests, and how clearly the money is handled for you.
Plenty of managers are strong on one and weak on the other. We hold both. Guests get a stay that runs smoothly and a real person when something comes up. You get an itemized monthly statement that shows where the money came from and where it went, on systems built by someone who's done this work professionally. And our incentives line up with yours: the better your property does, the better we do. Michael holds a BSBA in Accounting from the University of Louisville and a Master of Accounting from William & Mary. He is also a licensed Kentucky real estate sales associate affiliated with Covenant Realty.
Run by an operator who's done the work hands-on
Ashley runs operations, and she's done the work from the ground up. She spent eight years at Family & Children's Place, where she rose to manage a team, a budget, and a state contract she billed out until the program ran a positive margin, the kind of operational discipline that doesn't usually come with hospitality. She's also General Manager of a Louisville-area wedding and events venue, where she rebuilt the inquiry-to-booking process and drove the venue to its highest monthly revenue since it was acquired.
On the short-term-rental side, Ashley has run our own Louisville properties hands-on: guest communication, the cleaning and maintenance teams, supplies, and reviews. She knows where guest satisfaction actually comes from, the small operational details most managers overlook, and she holds the property to that, so the guest experience stays consistent and the reviews stay strong. She holds a BA in Psychology from the University of Louisville.
